In this clip from EYL, Rashad Bilal sits down with Ahmed Ben Chaibah to dive deep into Dubai’s booming real estate market, innovative investment strategies, and the power of personal branding. Ahmed Ben Chaibah shares his perspective on the unstoppable growth of the UAE property market, revealing year-on-year increases of up to 30% or even 40%. He recounts stories of skyrocketing villa rental prices and highlights how Dubai’s competitiveness fosters both opportunity and challenge for residents, investors, and entrepreneurs. The conversation uncovers the structures behind property transactions in Dubai – including mortgages, off-plan purchases with developer payment terms, and even crypto payments. Rashad Bilal raises important questions about the sustainability of rapid growth in cities like Dubai and New York, especially regarding wealth gaps and affordable housing. Ahmed Ben Chaibah responds by painting a picture of Dubai as a “layered onion” where luxury and affordability exist side by side. We also explore Ahmed Ben Chaibah’s intentional personal branding, his collaborations, and why authenticity matters in business. You'll hear how he built and manages nine businesses and 91 investments, staying involved through tightly focused, efficient meetings. [1:38] Speaker 4: Real estate, Oh yes, you talk about real estate and
[1:40] Speaker 4: Dubai powerful stuff, Dubai Ui e regardless, it's just it's
[1:46] Speaker 4: not gonna stop.
[1:48] Speaker 5: It's just like you know what whatever is holding you
[1:50] Speaker 5: back to stop it because you need to be part
[1:53] Speaker 5: of it very quickly, because it's not slow and down.
[1:55] Speaker 1: Just just go, just going up. It's just going up.
[1:58] Speaker 1: Everything's going up.
[2:00] Speaker 5: What's the percentage of growth now thirty every year you're
[2:04] Speaker 5: on year thirty percent, forty percent, twenty five percent. There
[2:08] Speaker 5: you go yearly, twenty five percent yearly. It's it's insane.
[2:13] Speaker 5: Like I remember there was a villa one family member
[2:17] Speaker 5: was rented I think four years ago for one hundred
[2:20] Speaker 5: thousand now it's three hundred and fifty.
[2:23] Speaker 4: How is this system here? As far as there's no mortgages, right,
[2:27] Speaker 4: there's mortgages. Here's mortgages like America.
[2:29] Speaker 1: There's mortgages.
[2:30] Speaker 5: But there's also payment terms because if you're buying directually,
[2:33] Speaker 5: if you're buying off plan, that's good that because now
[2:35] Speaker 5: you have no interest, you can just pay directly with
[2:38] Speaker 5: the with the developer, so they just pay payment terms
[2:42] Speaker 5: until you receive that.
[2:43] Speaker 1: I think.
[2:44] Speaker 5: Otherwise you can pay cash directly with capital. There's multiple ways,
[2:47] Speaker 5: but that's the best thing about it.
[2:49] Speaker 4: So we're from New York, right, so I don't know
[2:51] Speaker 4: if you follow local geopolitical politics, but they got a
[2:55] Speaker 4: new mayor who's been elected. You know that, you know
[2:57] Speaker 4: about that. He's a socialist. The reason and why he
[3:00] Speaker 4: got elected is because the city has become so unaffordable
[3:03] Speaker 4: because the top one percent but is doing extremely well,
[3:07] Speaker 4: but ninety percent of the population barely surviving. So do
[3:13] Speaker 4: you do you worry that a city like Dubai can
[3:16] Speaker 4: reach that level of it's not sustainable after a certain
[3:20] Speaker 4: point when every all the billionaires from all over the
[3:22] Speaker 4: world come in, but people still need to work. Right,
[3:24] Speaker 4: So the workers are at the bottom level, and then
[3:27] Speaker 4: you have people that's worth one hundred billion dollars at
[3:30] Speaker 4: the top level. That gap is so wide that it
[3:34] Speaker 4: leads to, like you know, a not sustainable living situation.
[3:41] Speaker 5: Dubai is like an onion, and there's so many layers
[3:44] Speaker 5: and sometimes the layers and so yes, we have I
[3:48] Speaker 5: think this year we had almost ninety thousand millionaires moved
[3:52] Speaker 5: ready to Dubai, and I think twenty or seventeen billionaires
[3:55] Speaker 5: move to Bai.
[3:56] Speaker 1: Already, So that space is already packed. Good, amazing. Now
[4:02] Speaker 1: nobody in the middle and low.
[4:04] Speaker 5: Now I can go right now and have dinner for
[4:07] Speaker 5: four of us and we can spend less than fifty dollars,
[4:11] Speaker 5: or we can have dinner together and spend at least
[4:13] Speaker 5: five hund dollars. So both levels are there. There is
[4:17] Speaker 5: affordable housing here. Definitely need more of that, but it's there,
[4:21] Speaker 5: it exists. There is ecosystem that basically alway exists together
[4:24] Speaker 5: in that space.
[4:25] Speaker 1: So there's levels, and again it keeps it. He's the
[4:28] Speaker 1: thing about Dubai.
[4:29] Speaker 5: Dubai will show what you are or are burned out by,
[4:33] Speaker 5: doesn't burn out you. Your true cars came out. If
[4:37] Speaker 5: you're good, you're good. If you're bad, now know how
[4:39] Speaker 5: bad you are. So again, this city keeps you compareditive,
[4:44] Speaker 5: keeps you very strong, be strong.
[4:46] Speaker 6: Thirty four water parks for now, For now, I'm gonna
[4:49] Speaker 6: have I mean, already has the largest water park in
[4:51] Speaker 6: the world.
[4:52] Speaker 2: Will have it again, and we got to get bigger.
[4:56] Speaker 2: Ninety one businesses.
[4:58] Speaker 1: No, now I have nine businesses.
[5:01] Speaker 6: Nine not to want investments, investments, I'm sorry, ninety one investments,
[5:04] Speaker 6: nine businesses. In my head, I'm thinking, how are we
[5:09] Speaker 6: running operations on a day to day? How involved are
[5:11] Speaker 6: you in or do you have CFO cmos?
[5:14] Speaker 2: Is the structure the same.
[5:16] Speaker 5: Different stashes some I'm very involved in daily things because again,
[5:21] Speaker 5: most of my Zoom calls are under twenty minutes. Most
[5:26] Speaker 5: of them calls with my teams intentionally. Yes, why it
[5:29] Speaker 5: doesn't take that long to understand what you want? I
[5:32] Speaker 5: know what I want. Spend to many points pot today
[5:34] Speaker 5: four give me point points. What's happening, what's going on?
[5:36] Speaker 1: What stations? Do you have? These problems? And then I
[5:38] Speaker 1: pick from them quickly.
[5:40] Speaker 5: I wake up early in the morning, I go to
[5:43] Speaker 5: my gym, do my workhouse done, and then I go
[5:44] Speaker 5: to my beach and just go see everything and then
[5:46] Speaker 5: begin make sure everything's done the way we do. Then
[5:49] Speaker 5: let's go first office, second office or zoom calls. I
[5:53] Speaker 5: try to keep things all in the same geographic space
[5:55] Speaker 5: so I don't have to drive it too much. That's
[5:58] Speaker 5: what today was a bit technic. But like usually, I
[6:00] Speaker 5: do all the things in the same space. So my businesses, offices,
[6:03] Speaker 5: and my penthouse all in the same space. So I
[6:07] Speaker 5: have to move too much because again time is a
[6:10] Speaker 5: very big factor here. So my day is always structured,
[6:13] Speaker 5: like in the tea, so there's no bullshit in a
[6:16] Speaker 5: few ten minutes fifteen minutes late in one meeting, I
[6:19] Speaker 5: can't see meeting because I can't because you over somebody else.
[6:24] Speaker 5: They had like a seven hour shooting, so it was
[6:27] Speaker 5: just hectic. It twice it was before hours became seven hours.
[6:29] Speaker 5: It's okay, everything else had had to be canceled. It's
[6:33] Speaker 5: very structured. It makes sense, ya, But I don't have
[6:36] Speaker 5: days off. I don't understand it is off. Like I
[6:40] Speaker 5: still now, I do eighty two hundred hours a week.
[6:45] Speaker 4: And still to talk about your branding, because you're obviously
[6:49] Speaker 4: branding yourself because you aquament on your sleeve. Yeah, you
[6:52] Speaker 4: have a necklace like a rapper. You have a necklace
[6:55] Speaker 4: on like it's all mine.
[6:57] Speaker 1: It's about.
[7:00] Speaker 2: Slight difference slight.
[7:01] Speaker 4: So so talking you're obviously intentional about how you want
[7:04] Speaker 4: the world to see you, the image that you're putting
[7:06] Speaker 4: out there. They you're doing the show with Netflix, so
[7:09] Speaker 4: you're not like a behind the scenes guy. It doesn't
[7:11] Speaker 4: seem like that, right, Talk about talk about that, Talk
[7:14] Speaker 4: about your intentionality with your branding.
[7:16] Speaker 5: You need to be very purposeful and very intentional with
[7:19] Speaker 5: every single thing you do, everything you say or do anything,
[7:23] Speaker 5: because there's three differents when people can when you meet people,
[7:26] Speaker 5: they will see you, they will smell you, or they
[7:27] Speaker 5: will hear you.
[7:28] Speaker 1: You need to look good.
[7:29] Speaker 5: You just smell good, and you know, way you talk
[7:31] Speaker 5: about it's a very important things. I understand the power
[7:35] Speaker 5: of personal bands very very well because again there's it
[7:39] Speaker 5: gets it creates report. People know I've seen you video somewhere,
[7:43] Speaker 5: I relate to what you said about this topic of
[7:45] Speaker 5: that topic. So it takes away that whole fluff of
[7:48] Speaker 5: when you meet somebody, people know I've seen you. I
[7:51] Speaker 5: like you, especially if you if you're authentic and if
[7:54] Speaker 5: you read and you say that our things, people relate
[7:57] Speaker 5: to it. You know when you're really and when other
[7:59] Speaker 5: people will understand you. And there too very fast, so
[8:02] Speaker 5: that's very important. It brings a lot of brands together
[8:06] Speaker 5: collaborations very quickly.
[8:08] Speaker 1: And again that you know, why not look good?
[8:14] Speaker 5: Why not look's like you know, God blesses me with
[8:16] Speaker 5: like you know, I worked so hard, I got the money.
[8:18] Speaker 5: You enjoy it, then I keep it in a grave
[8:21] Speaker 5: with me.
[8:22] Speaker 1: Enjoy it. Now.
[8:23] Speaker 6: One of the things I've been educated on since being
[8:25] Speaker 6: here is this license plate situation.
[8:30] Speaker 1: It's humbling, isn't it.
[8:32] Speaker 6: Can you explain to the to the version ere the
[8:35] Speaker 6: person that hasn't heard about this?
[8:37] Speaker 2: I saw there's there's digits.
[8:39] Speaker 6: Now we come from a place where your license place
[8:41] Speaker 6: is your license plate and you might transfer that from car.
[8:44] Speaker 1: There's a cap there.
[8:45] Speaker 2: There's a totally different meaning here.
[8:46] Speaker 1: Yeah, because you know.
[8:47] Speaker 5: When you say out of money, there's a purpose behind it,
[8:50] Speaker 5: because okay, having a G class, okay, having cool, having
[8:55] Speaker 5: okay cool, but then okay, how do you show.
[8:58] Speaker 1: More than I'm with you? Now?
[8:59] Speaker 5: Comes with this new it's only this part of the world.
[9:02] Speaker 5: Things like you know plate numbers, so if it's one
[9:04] Speaker 5: digital digits, it's more expensive. So sometimes a one digit
[9:09] Speaker 5: plate number, let's say a A five for example, that
[9:14] Speaker 5: one went out for fifteen million dollars. Fifteen million for
[9:18] Speaker 5: one digit, you know, so that's the whole thing. You know,
[9:21] Speaker 5: it becomes an asset. It's a new categorative assets.
[9:27] Speaker 2: To show who you are exactly. So when I moved
[9:30] Speaker 2: to Dubai, I need to have at least let's.
[9:32] Speaker 5: Move first, and we're talking about it. Let's baby steps first,
[9:37] Speaker 5: and we're talking about a lot.
[9:38] Speaker 2: Of right, no five digits.
[9:41] Speaker 4: Well, thank you for your time, Thank you for having
[9:44] Speaker 4: me boys, thank you for your time.
[9:45] Speaker 2: I appreciate it. My success continue me too.
