[0:28] Speaker 2: Now, let's get started.
[0:29] Speaker 1: My guess is a retired lieutenant colonel in the United
[0:32] Speaker 1: States Air Force who served twenty years as a developmental
[0:36] Speaker 1: engineer and intelligence officer. He is an author, philanthropist, season
[0:41] Speaker 1: real estate investor, and wealth advisor. He has over one
[0:45] Speaker 1: hundred and fifteen doors and his ten million dollar plus
[0:49] Speaker 1: real estate portfolio primarily located in Panama City, Florida and Alabama.
[0:54] Speaker 1: Please welcome to Money Making Conversations Masterclass. Johnny linem Hey,
[0:58] Speaker 1: Don Johnny doing great. Great to be here today, Okay,
[1:01] Speaker 1: John in Panama City of Florida, Alabama.
[1:04] Speaker 2: Now where you at right now? So right now in
[1:07] Speaker 2: Northern Virginia, outside Washington, d C.
[1:09] Speaker 1: That's where I want to find out. You're a long
[1:11] Speaker 1: way from your investments now, yeah, long way, long way.
[1:14] Speaker 2: So how explained to my audience? How are you in Virginia?
[1:18] Speaker 1: Got investments in Panama City of Florida, which is beautiful,
[1:21] Speaker 1: by the way, I've been that one of my favorite
[1:22] Speaker 1: beach areas in Alabama and we're about in Alabama.
[1:26] Speaker 3: So Montgomery, Alabama specifically. But for me it was always
[1:30] Speaker 3: as moving around with the military and Air Force, not
[1:32] Speaker 3: really choosing where you were going to stay at. Always
[1:35] Speaker 3: went back home to Alabama, and that was my competitive advantage,
[1:37] Speaker 3: and it was always cheap, especially when we started looking
[1:40] Speaker 3: at Marcus Atlanta here DC that historically have been a
[1:44] Speaker 3: lot more expensive. But for me and kind of starting
[1:47] Speaker 3: out one house at the time, my wife and I
[1:49] Speaker 3: that we chose to kind of get back to Alabama
[1:52] Speaker 3: kind of helped the community there and become good stewards
[1:55] Speaker 3: there as well as you know, building wealth along the
[1:58] Speaker 3: way at the same time.
[1:59] Speaker 1: Why this is real estate such a good investment?
[2:03] Speaker 2: You know?
[2:03] Speaker 3: For me, it was always it was it was the
[2:07] Speaker 3: tangible thing everyone could relate to home. We all stay
[2:09] Speaker 3: at home, whether we rent with whether we own we
[2:11] Speaker 3: stay in a home. And for me, it all started
[2:13] Speaker 3: with using my VA loan buy my first property. And
[2:16] Speaker 3: I got to check back at closing because it was
[2:18] Speaker 3: one hundred percent financing and it was three hundred dollars
[2:21] Speaker 3: cheaper than what I was paying for my mortgage and
[2:23] Speaker 3: for my excuse me, for my lease.
[2:25] Speaker 2: And I was like, okay, what is this?
[2:27] Speaker 3: And I started digging in and just seeing the power
[2:28] Speaker 3: of realists that you're seeing the Donald Trump's and all
[2:31] Speaker 3: the guys with the skyscrapers, and you started thinking, it's like, Okay,
[2:35] Speaker 3: I can do this too.
[2:36] Speaker 2: Listen, let's dig into this a little bit more.
[2:38] Speaker 3: And so real estate became my vehicle and my way,
[2:40] Speaker 3: my pathway to building wealth.
[2:42] Speaker 1: And once I got ahold of it, I wouldn't let go.
[2:44] Speaker 1: Let's go back a minute, Johnny, because I always tell
[2:46] Speaker 1: people that before vision boards became the norm and all
[2:51] Speaker 1: those things, you know, I was just a dreamer and
[2:55] Speaker 1: I saw things that I didn't have, and I went,
[2:57] Speaker 1: that's what I want to have, not saying I could
[2:59] Speaker 1: afford it, but I went, that's what I want to
[3:02] Speaker 1: have in my life. You mentioned a name like a
[3:04] Speaker 1: Donald Trump, which is one of the big real estate
[3:07] Speaker 1: investors in this country among others. Okay, what was driving
[3:12] Speaker 1: you as a young man because you went into the
[3:14] Speaker 1: military real estate investment? What part of your dream? When
[3:19] Speaker 1: did you start transitioning to say, hey man, this is
[3:22] Speaker 1: where I can separate myself from the employee to the employer.
[3:30] Speaker 2: That is a great question, and for me, it goes
[3:33] Speaker 2: back to my upbringing with my dad, my mom. My
[3:35] Speaker 2: dad was a pastor and small business owner.
[3:38] Speaker 3: He had his own television and washing machine appliance repair business.
[3:42] Speaker 3: And even for myself, I had a call washing business
[3:45] Speaker 3: in high school. You know, the summer my freshman year,
[3:48] Speaker 3: you know, I was cutting grass, you know, making income,
[3:50] Speaker 3: making money, humble beginnings and so for me and seeing
[3:53] Speaker 3: his struggles as a solo entrepreneur and going through that process,
[3:57] Speaker 3: and once I bought my first home and saw how
[4:00] Speaker 3: that transaction went, and then I joined the local meetup
[4:03] Speaker 3: and seeing other guys that were doing it that no
[4:05] Speaker 3: smarter than me.
[4:06] Speaker 2: Some of them didn't have a degree.
[4:07] Speaker 3: To have an education like I had, but they had
[4:09] Speaker 3: information that I hadn't had. Even though I had a
[4:11] Speaker 3: literrical engineering degree, I didn't have a degree. When it
[4:15] Speaker 3: comes to finance, investing, credit score, right, those type.
[4:18] Speaker 2: Of things that you need to build that foundation.
[4:21] Speaker 1: You know, really that when I talk about the blue
[4:23] Speaker 1: prey for creating the lasting wealth in the community, you
[4:26] Speaker 1: just said it. Like minded professionals you got you can't,
[4:30] Speaker 1: like I said, you can't be the smartest room, the
[4:32] Speaker 1: smartest person in the room, and you're at one person
[4:35] Speaker 1: with the money. That doesn't translate to opportunity, right talk
[4:39] Speaker 1: to us. Yeah, No, you're in a cage. You think
[4:41] Speaker 1: about it. If you're the smartest person in the roomb,
[4:44] Speaker 1: it's collapsing on you. And I'm a true believer that
[4:46] Speaker 1: the Bible says iron sharpers iron, and you got to find.
[4:49] Speaker 2: It iron in life.
[4:50] Speaker 3: And I think one of the things you know with
[4:52] Speaker 3: like your podcast, you know everything that you're doing in
[4:55] Speaker 3: the community, and a lot of others out there, we
[4:57] Speaker 3: just got to gravitate to the information and start to
[5:00] Speaker 3: make an action because we have the access and we
[5:02] Speaker 3: have it not the only thing that we're lacking is
[5:04] Speaker 3: the action and the implementation.
[5:06] Speaker 2: So why are you on this show now?
[5:07] Speaker 1: You got ten million plus one hundred plus doors. You're
[5:13] Speaker 1: in Virginia, but you're living good in Alabama. You figured out,
[5:16] Speaker 1: hey man properly cheap there. Let me become a mogul
[5:19] Speaker 1: instead of trying to mogilize in DC, Atlanta, New York,
[5:22] Speaker 1: where your dollar is small down now your dollar big,
[5:25] Speaker 1: but it has to be still spent smart.
[5:27] Speaker 2: Correct. So why are you on this show, Johnny?
[5:29] Speaker 3: For me, as I retired here a few weeks ago
[5:33] Speaker 3: and looking at the next chapter in my life, and
[5:35] Speaker 3: that was one of the things over the last year,
[5:37] Speaker 3: really doing a lot of retrospect and looking back.
[5:39] Speaker 2: It was like, how do I serve in another capacity?
[5:42] Speaker 3: And for me, it's service and you know, being able
[5:45] Speaker 3: to help individuals become the best CEO of their last
[5:47] Speaker 3: thing is I like to say. And it was funny.
[5:50] Speaker 3: Now on the wealth devising side that I'm retired, I
[5:52] Speaker 3: met the founder right Time Financial affirm that I'm with
[5:55] Speaker 3: that's an independent black OneD firm in the DC area.
[5:58] Speaker 2: But we met at a job there at Howard University.
[6:01] Speaker 3: We were there with my consulting company that I have,
[6:04] Speaker 3: really educating and helping clients diversify outside of the stock
[6:08] Speaker 3: market and leverage real estate to build income, and he
[6:10] Speaker 3: had his advisory firm.
[6:11] Speaker 2: We had the conversation and it was so the.
[6:14] Speaker 3: Lord speaks through people like you know, a lot of
[6:16] Speaker 3: times we say that we can't hear how he's talking
[6:19] Speaker 3: to us, but he thinks he speaks to his word,
[6:21] Speaker 3: he speaks to other people. And when I heard his
[6:23] Speaker 3: mission and vision for the firm, I'm like, it's like
[6:25] Speaker 3: I'm talking to myself, right, And so I gravitated there
[6:28] Speaker 3: was an opportunity to come in to focus on larger
[6:30] Speaker 3: institutional real estate deals within the firm and help their clients,
[6:33] Speaker 3: and it was a natural alignment.
[6:35] Speaker 2: But I think it always goes back to.
[6:36] Speaker 3: Service and really building that legacy outside of just the
[6:39] Speaker 3: four walls of my own home, but being able to
[6:41] Speaker 3: be a good steward of the resources and pouring to
[6:44] Speaker 3: other people that need the information and are looking for
[6:47] Speaker 3: those opportunities that really weren't given to me growing up.
[6:50] Speaker 2: And it was a struggle to get to that point, to.
[6:53] Speaker 3: Get all the loans that it takes to be able
[6:55] Speaker 3: to sign on the dotted line to get approved for
[6:58] Speaker 3: the apartment complexes, and the getting the right cruise and
[7:01] Speaker 3: getting the right team, and so it's a journey, but
[7:04] Speaker 3: no one should have to go through their journey now
[7:06] Speaker 3: by themselves.
[7:07] Speaker 2: Well, I think that's important.
[7:08] Speaker 1: Now before we let me just re announce who I'm
[7:11] Speaker 1: talking to. Johnny Line them, line number. He's a retired
[7:14] Speaker 1: lieutenant colonel. Thank you for your service to us, brother,
[7:18] Speaker 1: because that's important that you be recognized for your twenty
[7:21] Speaker 1: years as a developmental engineering intelligence officer. He's also the
[7:26] Speaker 1: author I talk about that author. Now, I don't see
[7:28] Speaker 1: the books around you. Do you have something coming out?
[7:31] Speaker 2: Yep?
[7:32] Speaker 3: So the second was coming out. So second one wrote
[7:34] Speaker 3: the first one about three years ago. Millionaire real Estate
[7:36] Speaker 3: Success Strategies. What they forgot the teacher in school. I
[7:39] Speaker 3: had to play like that title.
[7:41] Speaker 2: It was good. It was before GVT.
[7:47] Speaker 3: Get that title, the first one to get millionaire real
[7:50] Speaker 3: estate success strategies.
[7:51] Speaker 2: What they forgot to teach you in school.
[7:53] Speaker 3: And it was my journey and you know from you know,
[7:55] Speaker 3: coming out of college and having to have a family
[7:57] Speaker 3: member signed on my first lease because my credit was
[7:59] Speaker 3: all missed up credit cards. They never told me that
[8:01] Speaker 3: I had to pay on time right then they gave
[8:03] Speaker 3: me in school and really just my journey in real estate,
[8:06] Speaker 3: but also the journey of thirty other investors, a lot
[8:09] Speaker 3: of them just like us. They found their way through
[8:12] Speaker 3: real estate and really capturing the struggles, the challenges, but
[8:15] Speaker 3: also the successes and really land those right along mind
[8:18] Speaker 3: and giving people hope and giving them the example that
[8:22] Speaker 3: they can do it too.
[8:23] Speaker 2: And so that was really what that book was about.
[8:25] Speaker 3: And my second one, the Financial Security Blueprint, is all
[8:29] Speaker 3: that's coming that's what's coming out, and that's what's coming out,
[8:32] Speaker 3: and that layers and it's a compilation of my personal story,
[8:36] Speaker 3: biblical truths when it comes to building wealth, and a
[8:39] Speaker 3: lot of the behind the scenes accelerators to wealth that
[8:42] Speaker 3: we don't talk about every day, like private equity, private credit,
[8:45] Speaker 3: alternative investments, multifamily real estate and how they can amplify
[8:49] Speaker 3: your portfolio and take them to the next level.
[8:51] Speaker 2: And so that's what it really is about, is bringing
[8:54] Speaker 2: a really good.
[8:54] Speaker 3: Intersection of all those things and helping people become the
[8:57] Speaker 3: best steward of their wealth that they have and building.
[9:00] Speaker 2: The legacy long term.
[9:01] Speaker 1: When you use the word equity, you know that's you know,
[9:04] Speaker 1: equity in your home. You know, people talk equity when
[9:08] Speaker 1: they trying to leverage business and start like, that's a
[9:11] Speaker 1: word that I used a lot on this show.
[9:13] Speaker 2: Explain to us what equity means to you, it's ownership.
[9:17] Speaker 2: It's ownership.
[9:18] Speaker 3: And you know, for those that may have a home
[9:21] Speaker 3: or another asset, it's the difference in the debt that
[9:24] Speaker 3: you have on the property and what the today's value
[9:26] Speaker 3: is that equity. And so for so many times, I
[9:29] Speaker 3: think for a lot of people, they don't necessarily focus
[9:31] Speaker 3: on equity that a lot of times we want to
[9:33] Speaker 3: cash the instant gratification, We want to sell everything. Now
[9:36] Speaker 3: take the capital and then go be a consumer versus
[9:39] Speaker 3: an investor. And I think really having that conversation about
[9:42] Speaker 3: equity and the percentages.
[9:45] Speaker 2: Of equity where that you don't have to be a solo.
[9:47] Speaker 3: Entrepreneur, a team of one, and just being able to
[9:51] Speaker 3: be a leader and bring others into the vision that
[9:53] Speaker 3: you have that have their own expertise, where now you
[9:56] Speaker 3: don't have to be an expert at everything, but you
[9:58] Speaker 3: can be the leader in the room and bring all
[10:00] Speaker 3: the resources together to make it happen.
[10:02] Speaker 2: So where would they be able to buy the book?
[10:04] Speaker 3: So the book will be coming out here in the
[10:06] Speaker 3: next two weeks and they can get it online. Johnny
[10:08] Speaker 3: line them dot com slash new book right there my website. Ye,
[10:13] Speaker 3: So Johnny line Them dot com Backslash New Book on
[10:19] Speaker 3: my website and they'll be able to get a copy.
[10:20] Speaker 3: And one of the things that really the Lord put
[10:23] Speaker 3: on my hard with it that for here for the
[10:26] Speaker 3: next few weeks, next few months, I'm gonna make it free.
[10:28] Speaker 2: They can go on the website.
[10:29] Speaker 3: Download it directly right there, get a PDF copy of it.
[10:32] Speaker 3: Because I'm really passionate about everyone getting the information and
[10:36] Speaker 3: then if they're serious about it and they want help
[10:37] Speaker 3: and then coming into the firm and we can help
[10:39] Speaker 3: them the education side. We have resources available available to
[10:43] Speaker 3: help them. And so for me is really getting the
[10:45] Speaker 3: word out there on the street.
[10:46] Speaker 2: Now, you have a lot of layers.
[10:47] Speaker 1: So your website Johnny line them dot com. Yes, sir, okay, cool?
[10:53] Speaker 1: On that website, one goes there. I know it's Slash
[10:56] Speaker 1: New Books, but what is the Johnny line them dot
[10:59] Speaker 1: com website?
[11:01] Speaker 3: That's everything forward facing for me and my vision and
[11:05] Speaker 3: mission for what I stand for as individual and having
[11:08] Speaker 3: my name on that, and it's really on teaching other
[11:11] Speaker 3: individuals on how to become the student investor when you
[11:14] Speaker 3: start looking at real estate, but now more so wealth
[11:17] Speaker 3: in general, because there's so many ways to build wealth
[11:20] Speaker 3: that doesn't just have to be real estate, which was
[11:22] Speaker 3: my vehicle and my competitive advantage that I built up
[11:25] Speaker 3: over the years.
[11:26] Speaker 2: But it could be a cookie business.
[11:27] Speaker 3: It could be an HVAC business or electrical business on
[11:30] Speaker 3: plumber and so I think it's really just giving those
[11:33] Speaker 3: tools when you start thinking about business ownership, marketing, looking
[11:36] Speaker 3: at accounting, bookkeeping, those fundamentals that every business needs as
[11:41] Speaker 3: well as real estate that you need to start building wealth.
[11:45] Speaker 3: And so I think, really, Johnnylinum dot com is really
[11:48] Speaker 3: my blueprint and ability to kind of put my fingerprint
[11:52] Speaker 3: on America in a way to help people start building
[11:55] Speaker 3: legacy wealth across the board, whether it's real estate or not.
[11:58] Speaker 2: I'm telling you, Johnny, I like you.
[12:02] Speaker 1: You know what I'm saying when I say that means
[12:04] Speaker 1: that there's a likability about you. Do you do videos?
[12:09] Speaker 1: Do you you know? You're smart, You're articulate. Why are
[12:13] Speaker 1: you promoting Johnny Lanum? Great question, great question. Starting to
[12:17] Speaker 1: be consistent, more.
[12:18] Speaker 3: Consistent now to have a little bit more time in
[12:19] Speaker 3: the day after retirement. But really, for me, YouTube shorts
[12:24] Speaker 3: really heavy on LinkedIn and really embrace LinkedIn. Over the
[12:28] Speaker 3: last six months to nine months, I actually have a
[12:30] Speaker 3: partnership with LinkedIn now. They reached out to me and
[12:33] Speaker 3: asked me to start curating more real estate centric content
[12:36] Speaker 3: that they're looking for. So that was really cool and
[12:39] Speaker 3: just opportunities.
[12:40] Speaker 2: Ye.
[12:42] Speaker 3: So yeah, so LinkedIn YouTube, Facebook as well too, and
[12:45] Speaker 3: really just getting the brand out there and getting the
[12:48] Speaker 3: information to others as well as you know, just really
[12:51] Speaker 3: for me, spreading the gospel and getting it out there
[12:53] Speaker 3: with people. Because one of the things that have really
[12:55] Speaker 3: convicted me is being more forthcoming with my faith because
[13:00] Speaker 3: right now where we are in America and society in general,
[13:03] Speaker 3: that a lot of times the negativity gets the microphone.
[13:06] Speaker 2: It's it's the loudest voice in the room.
[13:08] Speaker 3: And so for me, I'm really convicted now to lay
[13:11] Speaker 3: in my faith and everything that I do and let
[13:13] Speaker 3: others know that you know that I'm a proud believer
[13:15] Speaker 3: in Jesus Christ and everything that you see with me
[13:18] Speaker 3: is because of Him. It won because I was so brave.
[13:20] Speaker 3: It was his favorite mercy and blessings that I didn't learn.
[13:24] Speaker 3: They got me to where I'm at, where I'm at today.
[13:26] Speaker 1: Okay, just what we're gonna do, Johnny, We're gonna We're
[13:28] Speaker 1: gonna we're gonna when I ask you the question, I
[13:31] Speaker 1: want you to repeat the question then answer, okay, because.
[13:33] Speaker 2: We're gonna, we're gonna, I'm gonna take some work off
[13:36] Speaker 2: of you. Okay, I'm gonna ask you the.
[13:37] Speaker 1: Question that where you can take it and chop it
[13:39] Speaker 1: up and you can just start laying it out there.
[13:41] Speaker 2: Short, so good, Okay, cool.
[13:44] Speaker 1: First question, buy back your time passive income strategy for
[13:48] Speaker 1: professionals in the thirties, forties, and fifties.
[13:51] Speaker 2: Talk to me, buying back your time.
[13:53] Speaker 3: Whether you're in your thirties, forties, fifties, it really looks
[13:57] Speaker 3: it looks the same when you're in those those different
[14:00] Speaker 3: age brackets, whether you're in the thirties, forties, or fifties.
[14:03] Speaker 3: But I think really you need to understand what is
[14:04] Speaker 3: your risk tolerance at those different age If you're in
[14:06] Speaker 3: the thirties, you need to be looking and focusing on
[14:08] Speaker 3: growth and long term asset appreciation so you're able to
[14:12] Speaker 3: take a little bit more risk. As you're in your forties,
[14:14] Speaker 3: you want to start a layering in some more some
[14:16] Speaker 3: risk adjusting, maybe annuities, some bonds, and really scale back
[14:20] Speaker 3: a lot of the growth where you can protect that
[14:22] Speaker 3: next step because you just don't have as many years
[14:24] Speaker 3: left if you have a downturn to recover, and as
[14:26] Speaker 3: you're get in your fifties, you really want to look
[14:28] Speaker 3: at and take a really good check where you may
[14:30] Speaker 3: have not appreciated in the thirties and forties.
[14:33] Speaker 2: You may have to be a little bit more aggressive.
[14:34] Speaker 3: But for those that were good stores over their resources
[14:37] Speaker 3: in the thirties, forties and fifties. In the fifties is
[14:39] Speaker 3: when you kind of scale it back, You take some
[14:41] Speaker 3: chips off the table, and you get ready to kind
[14:43] Speaker 3: of wind down and then go to that next chapter
[14:46] Speaker 3: in your life where you're kind of stepping back out
[14:47] Speaker 3: of the workforce and as they say, reaping the benefits
[14:50] Speaker 3: of your harvest.
[14:51] Speaker 2: Please don't go anywhere.
[14:52] Speaker 4: We'll be right back with more Money Making Conversations Masterclass.
[14:59] Speaker 4: Welcome back the Money Making Conversation Mastered last with me
[15:02] Speaker 4: Rashawn McDonald.
[15:04] Speaker 2: Now that's that's which.
[15:05] Speaker 1: Is really great because now you missed the twenties. Now
[15:10] Speaker 1: twenty gotta be that jump start period thirties forties.
[15:16] Speaker 2: But I want to talk about fear.
[15:20] Speaker 1: Because boy, that whole people get a check, they want
[15:23] Speaker 1: don't leave that job. They don't do want to invest.
[15:25] Speaker 1: You are talking about the millionaire mindset. How does a
[15:31] Speaker 1: person who's afraid of the money they make.
[15:36] Speaker 2: Investing?
[15:37] Speaker 1: Right?
[15:37] Speaker 2: That's it, that's it.
[15:39] Speaker 3: For me, I had to have that transformation before I
[15:41] Speaker 3: did all these great things like that questions.
[15:44] Speaker 2: Yep, yep, you're right, you're right.
[15:46] Speaker 3: As you're going through and really looking at the fear
[15:48] Speaker 3: and unpacking fear and how it impacts us as an investor.
[15:51] Speaker 2: When we work so much, we work so hard.
[15:54] Speaker 3: We trade all our time for money, and now you've
[15:57] Speaker 3: traded all those hours, it's extremely hard to put away
[16:00] Speaker 3: from that money and invest it, especially if you don't
[16:02] Speaker 3: have the knowledge. It seems risky for that individual, I
[16:05] Speaker 3: would say, you have to have that mindset shift. As
[16:08] Speaker 3: an investor's ninety percent psychological. It's all psychology. And for me,
[16:12] Speaker 3: I had to go from broke Johnny to woke Johnny
[16:15] Speaker 3: and really understand that there's a whole set of knowledge
[16:17] Speaker 3: that I had no access to, and just because I
[16:20] Speaker 3: grew up in poverty or I had limited resources, that
[16:23] Speaker 3: my God is a God of abundance and he's all
[16:27] Speaker 3: knowing and he has everything in his hand, and I
[16:29] Speaker 3: have to believe that, but that takes faith. And I
[16:32] Speaker 3: think it was Steve Harvey that said, you got to
[16:34] Speaker 3: jump off the clifford. You got to build your parachute
[16:35] Speaker 3: while you falling, like it's never going to just line
[16:38] Speaker 3: up perfect where you're gonna have one hundred percent of
[16:40] Speaker 3: the answers because if you had that when you wouldn't
[16:42] Speaker 3: need faith, if you knew exactly how it was gonna
[16:44] Speaker 3: play out. But you got to take that spotlight. That
[16:46] Speaker 3: flashlight is just one step at a time in the dark,
[16:49] Speaker 3: and just know that he's gonna put that he's gonna
[16:51] Speaker 3: god your steps and be right there with you in
[16:52] Speaker 3: the dark, and that it's all meant for your good.
[16:55] Speaker 1: But they're telling is Johnny, thank you for coming on
[16:58] Speaker 1: the show money Making Conversation Master last what they never
[17:01] Speaker 1: taught us about money, bridging the gap between income and investing,
[17:07] Speaker 1: so for so for.
[17:09] Speaker 2: So long we really focus.
[17:10] Speaker 3: I know for me growing up, it was you go
[17:12] Speaker 3: get a good job, you pay, get put tempercent in
[17:14] Speaker 3: the bank, and don't.
[17:16] Speaker 1: Do nothing saying come on now, brother, yeah, give me
[17:18] Speaker 1: the questions so we know what you're about to answer.
[17:20] Speaker 2: I'm trying to be out there, brother.
[17:22] Speaker 1: You are you are sometimes one more time, Okay. What
[17:28] Speaker 1: they never taught us about money bridging the gap between
[17:30] Speaker 1: income and investing.
[17:32] Speaker 3: What they never taught us about money, really bridging the
[17:35] Speaker 3: gap between income and investing, and that intersection is critical
[17:39] Speaker 3: to build and wealth because for so long we really
[17:42] Speaker 3: go to school, they train us to just create income,
[17:44] Speaker 3: to go be an employee and have an employee mindset.
[17:47] Speaker 3: And when you make that transition from income to investing,
[17:50] Speaker 3: is now your money is working harder than you are.
[17:53] Speaker 3: Now you're not having to trade time for money. And
[17:56] Speaker 3: eventually your money's working hard enough where you don't have
[17:58] Speaker 3: to trade any of your time for income. And so
[18:02] Speaker 3: now you can go, whether it's a nonprofit or whether
[18:04] Speaker 3: it's a business that you want to just work in,
[18:06] Speaker 3: you'll do for free. You have that opportunity in that
[18:08] Speaker 3: time freedom now that those investments are working harder than
[18:12] Speaker 3: you are for that income.
[18:14] Speaker 1: Millionaires Playbook, The Word Millionaire Millionaires players how to think, act,
[18:19] Speaker 1: and invest like they're wealthy. For somebody who feels they
[18:23] Speaker 1: don't have money, how does that work?
[18:26] Speaker 3: For the Millionaire Playbook for those that aren't wealthy but
[18:30] Speaker 3: looking to achieve wealth and want to achieve that accomplishment.
[18:35] Speaker 2: It really looks like.
[18:38] Speaker 3: Hard work from really looking at it, starting at the
[18:41] Speaker 3: infancy stage and really looking at the ground floor. But
[18:45] Speaker 3: the thing is, there's nothing new under the sun when
[18:47] Speaker 3: you really think about it. It's really finding those successful
[18:50] Speaker 3: individuals that are successful in the areas of life that
[18:52] Speaker 3: you're striving to be and successfull leads clues and following
[18:57] Speaker 3: the same footsteps will lead you to the same and
[19:01] Speaker 3: so really it's getting around those like minded people, those
[19:03] Speaker 3: individuals that have found success as investors, as business owners,
[19:07] Speaker 3: as real estate investors, and really riding their hotel looking
[19:11] Speaker 3: at their success, reading their books, subscribing to their mastermize
[19:14] Speaker 3: their channels, the conversations that they're having, being in the
[19:17] Speaker 3: rooms where now you can get those clues and those
[19:20] Speaker 3: blueprints to success that you can mimic in your own life.
[19:23] Speaker 2: To get you to where you want to be.
[19:24] Speaker 1: And it's really a smart way you're talking because you
[19:28] Speaker 1: articulate like a blocks. That's what I'm saying is that
[19:32] Speaker 1: you know, when I'm hearing this interview, you just feed
[19:35] Speaker 1: me information, and I would like to believe the information
[19:37] Speaker 1: you feed the me is going to be received by
[19:39] Speaker 1: the people who listen.
[19:40] Speaker 2: To this show. Now, real estate is the foundation. You've
[19:44] Speaker 2: been bridging real estate ten million plus.
[19:47] Speaker 1: Your core your real estate in the Panama City, Florida area, Alabama,
[19:51] Speaker 1: that's where you're from now reside in Virginia. Real estate
[19:55] Speaker 1: is the foundation, but not the whole plan building wealth
[19:59] Speaker 1: across multiple verticals.
[20:03] Speaker 3: Yes, for me, real estate has been the foundation with
[20:06] Speaker 3: building wealth across Alabama, Panama City, Florida, the areas that
[20:11] Speaker 3: I have lived and now reside in northern Virginia. That
[20:14] Speaker 3: is looking at how we can bring it all together.
[20:16] Speaker 3: That it's not the be all, but it's a peace.
[20:20] Speaker 3: And now when you're looking at vertically integrating those things,
[20:23] Speaker 3: you're looking at the private equity, the private credit, the
[20:26] Speaker 3: alternative investments with Golden Sacks. We had a conversation with
[20:30] Speaker 3: them earlier this week about their new private credit offering
[20:33] Speaker 3: that they have.
[20:33] Speaker 2: And so now the mindset is.
[20:36] Speaker 3: You know, how are the billionaires moving, how are the
[20:38] Speaker 3: multi millionaires moving? It's great And when you really look
[20:41] Speaker 3: at it, most millionaires get great at one thing. They
[20:44] Speaker 3: focus on a niche, they get world class at it,
[20:46] Speaker 3: they make a lot of money, and then you look
[20:48] Speaker 3: up and now it's time to diversify my portfolio and
[20:50] Speaker 3: see what else is out here. And so that's kind
[20:52] Speaker 3: of where I'm at now with really looking at those
[20:54] Speaker 3: different verticals on how you can bring that into your
[20:57] Speaker 3: portfolio and really operated as a family office and started
[21:00] Speaker 3: looking at building at legacy wealth. And I think the
[21:03] Speaker 3: critical part of that is the next generation making sure
[21:05] Speaker 3: they're educated.
[21:06] Speaker 2: The kids are ready to.
[21:07] Speaker 3: Go and they understand everything that's coming down with being
[21:11] Speaker 3: able to stand on top of my shoulders and their
[21:13] Speaker 3: mom's shoulders to.
[21:14] Speaker 2: Kind of take the baton and take it to the next.
[21:16] Speaker 1: Level, right right, you know, because the next level of
[21:19] Speaker 1: what this conversation is about, you know, and seeing your
[21:23] Speaker 1: resume and send your bio twenty years in the military.
[21:27] Speaker 1: Why twenty years in the military for you? Which was
[21:30] Speaker 1: the Air Force?
[21:31] Speaker 2: Correct? Correct? Correct?
[21:32] Speaker 3: Twenty years in the Air Force for me? When I started,
[21:35] Speaker 3: that wasn't necessarily goal I had. So it was funny.
[21:38] Speaker 3: I had an Army ROTC scholarship out of high school.
[21:40] Speaker 3: Right My dad was a Vietnam veteran, and going on
[21:44] Speaker 3: campus for the interview, he said, while you're there, talk
[21:46] Speaker 3: to the Air Force, see what they can do for you.
[21:47] Speaker 2: So I'm like, Okay, I'm like, the Army said, they're
[21:50] Speaker 2: paying for me, you guys, rather worry about it. They
[21:52] Speaker 2: were good. So Dad was like, talk to the Air
[21:54] Speaker 2: Force and talk to the Air Force. They were like, hey,
[21:56] Speaker 2: we need more engineering majors. You come on campus.
[22:00] Speaker 3: Campus was where university University of Alabama all the time.
[22:05] Speaker 2: And I took them for their word.
[22:08] Speaker 3: They said they would put me on a scholarship my
[22:09] Speaker 3: second semester of my freshman year.
[22:11] Speaker 2: I had other academic scholarships. Thankfully, I took them for
[22:14] Speaker 2: the word. And the rest is history.
[22:16] Speaker 3: And for me it was the money. But after coming
[22:18] Speaker 3: in serving the purpose change. It wasn't just all about
[22:22] Speaker 3: the money. The be it the camaraderie, the service aspect
[22:25] Speaker 3: of it, and the brotherhood that came with it. That
[22:28] Speaker 3: is what kept me to twenty years. And even after
[22:30] Speaker 3: that it started evolved. The last five six years. I
[22:33] Speaker 3: knew twenty years was going to be it just because
[22:35] Speaker 3: I had I could see the potential to be able
[22:37] Speaker 3: to serve in a larger capacity to impact moral lives
[22:40] Speaker 3: than just the ones that the Air Force chooses to
[22:43] Speaker 3: put around.
[22:44] Speaker 1: You know, the tax man coming when you're making money,
[22:49] Speaker 1: and some people think they can avoid the tax process.
[22:52] Speaker 2: But there's smart ways you can save.
[22:55] Speaker 1: Let's talk about the tax smart investing that you are
[22:59] Speaker 1: ticketing a lot in.
[23:01] Speaker 2: Your whole We go to the website. You find more
[23:03] Speaker 2: about it in your new book that's coming out. And
[23:05] Speaker 2: new book is titled.
[23:06] Speaker 1: YEP, the Financial Security Blueprint, Cool and tax mart Investment.
[23:10] Speaker 1: How the wealthy build cash flow and keep more of
[23:13] Speaker 1: it something we don't do.
[23:15] Speaker 2: Help us out, Johnny, Great, that's a great question.
[23:18] Speaker 3: And really when you look at how the wealthy preserve
[23:20] Speaker 3: their wealth, and when you think about taxes, I know,
[23:23] Speaker 3: in the state of Virginia, we pay personal property tax.
[23:25] Speaker 3: You got property tax, you have sales tax, you have
[23:28] Speaker 3: the state income tax, you have a federal tax.
[23:31] Speaker 2: And you look at like Georgia.
[23:33] Speaker 3: Right, And when you look at it, it's like, hold,
[23:36] Speaker 3: I'm playing a lot of my income goes to taxes.
[23:38] Speaker 2: And so how are the wealthy avoiding this challenge?
[23:42] Speaker 3: And so you start looking at thers and if you
[23:45] Speaker 3: really want to understand where the government wants their money
[23:49] Speaker 3: and dollars to flow into, look the IRS tax code,
[23:51] Speaker 3: because they give tax breaks to incentiviize investors to invest
[23:55] Speaker 3: and put capital in those areas, for instance, real estate
[23:57] Speaker 3: and depreciation that comes with it is because the US
[24:01] Speaker 3: government doesn't want to be a housing provider because they're
[24:03] Speaker 3: horrible at it, and so they incentivize investors there.
[24:06] Speaker 2: And so that's one aspect.
[24:07] Speaker 3: You know, the one hundred percent bonus depreciation just got
[24:10] Speaker 3: made permanent, where you can depreciate all of the commercial buildings,
[24:14] Speaker 3: anything that has a use life of less than fifteen years.
[24:18] Speaker 3: You can take all that depreciation that in the past
[24:21] Speaker 3: you had to take over twenty seven and a half years.
[24:24] Speaker 3: You can take all that in one year and offset
[24:27] Speaker 3: income as well. As one of the things that I
[24:29] Speaker 3: really have gotten more exposed to the last year's oil
[24:32] Speaker 3: and gas is another one that's kind of limited for
[24:34] Speaker 3: a credited investors, but doctors, lawyer's, engineers, or whoever that's
[24:38] Speaker 3: making a large amount of income that they can make
[24:40] Speaker 3: an investment in oil and gas and they can offset
[24:43] Speaker 3: their gross income that same year without having to be
[24:47] Speaker 3: a passive investment. And so it's strategies like that that
[24:50] Speaker 3: the wealthier using to take those chips off the table
[24:53] Speaker 3: that will go to Uncle Sam and now they're putting
[24:55] Speaker 3: it in investment accounts or you know, you're looking at
[24:59] Speaker 3: i rais self directed investment accounts where now you can
[25:02] Speaker 3: use that rough component and it's growing tax free and
[25:05] Speaker 3: you're not having to worry about paying taxes on the
[25:07] Speaker 3: income you're putting in or the returns that you're building
[25:10] Speaker 3: over the next twenty ten, twenty thirty years.
[25:12] Speaker 2: Wow, thank you for that articulated moment.
[25:16] Speaker 1: The power of leverage using other people's money to build
[25:20] Speaker 1: your impire. What is your perspective on that, Johnny, great question.
[25:25] Speaker 2: I think when you look at leverage and the power
[25:28] Speaker 2: of leverage.
[25:28] Speaker 3: And how we can bring that into our lives, it
[25:31] Speaker 3: really allows you to amplify your returns because you're able
[25:34] Speaker 3: to take the little seed that you have and add
[25:37] Speaker 3: more to it.
[25:39] Speaker 2: And one of the things that really appealed.
[25:41] Speaker 3: To me with real estate was that leverage where I
[25:43] Speaker 3: can buy, say, for instance, a one hundred thousand dollars house,
[25:47] Speaker 3: I only have to bring twenty thousand dollars, but I
[25:50] Speaker 3: control one hundred thousand dollar asset, and now ten years
[25:53] Speaker 3: from now, when that one hundred thousand dollar house is
[25:56] Speaker 3: worth two hundred thousand dollars and I've been paying my
[25:58] Speaker 3: mortgage down, the bank doesn't prediction pay in that appreciation.
[26:01] Speaker 3: That extra one hundred thousand dollars of appreciation all goes
[26:04] Speaker 3: to meat. And so that's where that leverage comes in.
[26:07] Speaker 3: Because if you had to buy it outright for cash
[26:09] Speaker 3: and put one hundred thousand dollars down, you only made
[26:12] Speaker 3: one hundred thousand dollars return on one hundred thousand dollars,
[26:14] Speaker 3: that's only one hundred.
[26:15] Speaker 2: Percent return in ten years.
[26:16] Speaker 3: But if you only put twenty thousand dollars down and
[26:19] Speaker 3: you made one hundred thousand dollars down, now you.
[26:21] Speaker 2: Five extra money. And so that's where.
[26:23] Speaker 3: That leverage comes in, with being able to look smartly
[26:26] Speaker 3: because you can't take it and go out and buy
[26:29] Speaker 3: depreciating assets or you know, consuming things that aren't going
[26:33] Speaker 3: to go up in value. And so really taking a
[26:35] Speaker 3: look at how you can build leverage, whether it's in
[26:37] Speaker 3: real estate or it's in business, on whether you can
[26:40] Speaker 3: leverage someone else's expertise in time and their skills set
[26:43] Speaker 3: to come in to take your business to the next level.
[26:46] Speaker 3: A lot of people look at Apple and when we
[26:49] Speaker 3: think about Apple and the first name comes to mind
[26:52] Speaker 3: is Steve Jobs. But Steve Jobs didn't make the first backbook,
[26:56] Speaker 3: but he saw the vision and he had the experts
[26:58] Speaker 3: to bring in and now he took that product in
[27:01] Speaker 3: the vision and took it out to the world, and
[27:03] Speaker 3: now he stands alone.
[27:04] Speaker 2: You know, he's synonymous with that brand.
[27:07] Speaker 3: And so I think really just looking across the board,
[27:08] Speaker 3: because leverage comes in multiple ways and not just monetary
[27:11] Speaker 3: that you can leverage, whether it's people's time in the
[27:13] Speaker 3: business or people's expertise that you can leverage to take
[27:17] Speaker 3: whatever you're building to the next level.
[27:19] Speaker 1: Well, you know, I was speaking to your special brother.
[27:22] Speaker 1: I guess it's a retired lieutenant colonel and the United
[27:25] Speaker 1: States Air Force who's served over twenty years as a
[27:28] Speaker 1: developmental engineer and intelligence office.
[27:31] Speaker 2: Is your website Johnny lineum dot com. He's also an
[27:34] Speaker 2: author name of your book Millionaire Real Estate Success Strategies.
[27:38] Speaker 3: Well, they forgot to teach you in school and soon
[27:40] Speaker 3: coming out the Financial Security beprint.
[27:43] Speaker 2: I love it. I love it.
[27:44] Speaker 1: From military to millions, building a generation or what is
[27:48] Speaker 1: what is generational wealth?
[27:50] Speaker 3: It's with the spans just your lifetime. You know, when
[27:53] Speaker 3: I look back at the Bible, we say you're blessing
[27:55] Speaker 3: that you're blessing when you hand down assets to your
[27:58] Speaker 3: kids kids. And so for me, it's like looking at
[28:01] Speaker 3: you know, my mom, you know, did the best that
[28:03] Speaker 3: she could, working two jobs while I was.
[28:04] Speaker 2: In college, but her setting up the life insurance policies, you.
[28:07] Speaker 3: Know, God rest her soul, but setting that sea and saying, hey,
[28:10] Speaker 3: in her will, this is for my grandkids. And you know,
[28:13] Speaker 3: even things that I can remember, I thought she was crazy,
[28:16] Speaker 3: but I'm in college, but she's writing notes to her grandkids.
[28:19] Speaker 3: And because she could see the vision whether she was
[28:21] Speaker 3: going to be here or not, she wanted to bless
[28:23] Speaker 3: them and let them know that she thought about them
[28:25] Speaker 3: and that she was land the path for them to
[28:28] Speaker 3: walk and.
[28:28] Speaker 2: Making a little bit easier.
[28:30] Speaker 3: And so seeing that example is like, Okay, how could
[28:32] Speaker 3: you not be a good steward of the resources that
[28:35] Speaker 3: the Lord has blessed me with? And so now I'm
[28:37] Speaker 3: making decisions for my kids' kids and my oldest is twelve, twelve,
[28:41] Speaker 3: nine and seven, and so really, you know, it really
[28:44] Speaker 3: brings you to be present, to really focus in on
[28:47] Speaker 3: the most important things which are free in life. By
[28:49] Speaker 3: the way, that a lot of times, as we're talking
[28:51] Speaker 3: about wealth, that we sometimes forget about our health, we
[28:54] Speaker 3: forget about our family, the relationships around us, that we
[28:57] Speaker 3: have to keep a really good balance to make sure
[28:59] Speaker 3: that we are a holistic person at the end, because
[29:03] Speaker 3: the last thing you want to do is build up
[29:05] Speaker 3: a wealthy treasure and you're swimming around in money like
[29:08] Speaker 3: Scrooge McDuck and then you look back at you're by yourself.
[29:10] Speaker 3: That's no fun, right, And so for me, it's all
[29:12] Speaker 3: about the legacy, loving it and building life for my kids,
[29:15] Speaker 3: educating them and showing them what I'm doing and how
[29:18] Speaker 3: they can build, and just pour into them and really
[29:21] Speaker 3: pouring to others as well too, because I think the
[29:22] Speaker 3: legacy isn't just stopping with my kids, but I want
[29:25] Speaker 3: to help other people.
[29:26] Speaker 2: So when I leave here for them to tell.
[29:27] Speaker 3: Me, they're like, man, my life will not be where
[29:29] Speaker 3: it is today because of Johnny if you're not for him.
[29:32] Speaker 3: And so that's why I think that legacy really means.
[29:34] Speaker 2: You know, Johnny.
[29:35] Speaker 1: Earlier I talked about the Panama City, Florida area. You know,
[29:41] Speaker 1: ten million plus in real estate investments Alabama area. What
[29:45] Speaker 1: does that look like when somebody says those type of
[29:48] Speaker 1: investments are their homes? Are they buildings? Are they apartment?
[29:51] Speaker 1: What does that look like and how do you make
[29:53] Speaker 1: a decision on what to invest in?
[29:56] Speaker 2: Early on?
[29:57] Speaker 1: You just invested right then you become strategic talk to us.
[30:01] Speaker 3: Yes, yes, that investment journey for me, it was extremely special.
[30:05] Speaker 2: We started one house at a time.
[30:07] Speaker 3: We did our first fixing flip Alexandria, Virginia twenty fifteen.
[30:11] Speaker 3: On that deal, my lender made more money than I did,
[30:14] Speaker 3: and that sent me back to Alabama. I was like, hey,
[30:16] Speaker 3: I can buy forty fifty thousand dollars house there and
[30:18] Speaker 3: make the same amount of money, if not more, And
[30:20] Speaker 3: so we started doing that. When we were in Panama City,
[30:23] Speaker 3: we got stationared the summer twenty seventeen, I got hit
[30:26] Speaker 3: with orders to deploy the Kuwait about three months on
[30:29] Speaker 3: the ground there and I got back and you know,
[30:32] Speaker 3: going through that process, you got six months, You're in
[30:34] Speaker 3: the gym, You're only working twelve hours a day, and
[30:37] Speaker 3: I was consuming a.
[30:38] Speaker 2: Lot of real estate content.
[30:39] Speaker 3: I hired my first virtual assistant in the Philippines, got
[30:42] Speaker 3: back on the ground ready to go, was doing our
[30:44] Speaker 3: director owner marketing and Hurricane Michael hit in October twenty eighteen,
[30:49] Speaker 3: category five hurricane that completely devastated the area. I thought
[30:54] Speaker 3: it was a setback after being deployed six months, ready
[30:57] Speaker 3: to come back get the business, going to Panama City
[30:59] Speaker 3: because that was the first time we were in a
[31:00] Speaker 3: really cheap, reasonably priced market to start buying homes and
[31:04] Speaker 3: not doing it virtually, but overnight it was. It was
[31:07] Speaker 3: a blessing that we had thousands of dilapidated homes that
[31:10] Speaker 3: people didn't want anymore and they were selling for pennies
[31:13] Speaker 3: on the dollar. And twenty nineteen we did twelve homes
[31:15] Speaker 3: that year in Panama City. Tore my ACL in May
[31:19] Speaker 3: of that year, got off crutches and I'm really big
[31:22] Speaker 3: professional development and found a multi family conference in Orlando
[31:26] Speaker 3: that fall. Went to the conference. Eric Thomas was one
[31:30] Speaker 3: of the guests. Thinkers there. Now we're in the room
[31:32] Speaker 3: mostly everyone's in there with suits. One too many people
[31:34] Speaker 3: that look like me in there. So I'm like, ET's
[31:36] Speaker 3: on the stage. Everybody's like, what's wrong with this guy?
[31:38] Speaker 3: What they put in his coffee? Because you know he's
[31:40] Speaker 3: gonna bring the energy. And so I engaged with him
[31:43] Speaker 3: on stage and I'll never forget that. He asked me
[31:46] Speaker 3: what was my number, and I said, hey, you know,
[31:48] Speaker 3: I would love to have two hundred k coming in
[31:50] Speaker 3: from apartments each year, and.
[31:52] Speaker 2: Then he asked me about He's like, are you married?
[31:54] Speaker 2: How many kids? And so I had my wife and
[31:55] Speaker 2: three kids.
[31:56] Speaker 3: He was like, you're gonna have He's like, okay, you
[31:58] Speaker 3: got to get apartment for your wife. You got to
[31:59] Speaker 3: get apartment for each one of the kids. What's their name.
[32:01] Speaker 3: We're gonna call this one Mackenzie. We're gonna call this
[32:03] Speaker 3: one Johnny. And when we left, when we left that scenario,
[32:07] Speaker 3: we was like, Hey, how long do you think you need?
[32:09] Speaker 3: Five years? And Lord and behold, I was able to
[32:11] Speaker 3: get five apartments in four years, put an offer in
[32:14] Speaker 3: on the first one. Forty five days later eighteen Union
[32:17] Speaker 3: in Panama City, Florida made up my first million dollar
[32:19] Speaker 3: offer that I made. We ended up splitting the difference,
[32:23] Speaker 3: and it was amazing because I had living in beliefs
[32:26] Speaker 3: that you had to have millions of dollars to go
[32:27] Speaker 3: and do this. But I had favored with the bank
[32:30] Speaker 3: already had done some things with them, and we got
[32:33] Speaker 3: the deal done. It appreciated over six hundred K and
[32:36] Speaker 3: less than two years. During COVID prices went crazy, and
[32:39] Speaker 3: after that we ended up buying four more apartment complexes
[32:41] Speaker 3: in Montgomery, Alabama in twenty twenty two, twenty twenty three,
[32:44] Speaker 3: and still on those and managing them. And you know,
[32:47] Speaker 3: we did a refinance earlier this year after adding about
[32:49] Speaker 3: five hundred thousand in renovations to the units.
[32:53] Speaker 2: And it's just been a blessed journey that.
[32:56] Speaker 3: Starring as a young country board three traffic allizers running
[33:00] Speaker 3: out dirt roads barefoot, that would have never been you know,
[33:03] Speaker 3: think the Lord would bring me to where I'm at today.
[33:05] Speaker 3: And so it's just been a great, blessed journey that
[33:07] Speaker 3: just starts one deal at a time that you just
[33:10] Speaker 3: have to take that leap of faith and take that
[33:11] Speaker 3: action and you never know where.
[33:13] Speaker 2: You're going to end it.
[33:14] Speaker 1: Special talent here Johnny Lineum, a retired lieutenant colonel in
[33:19] Speaker 1: the United States Air Force, has over one hundred and
[33:22] Speaker 1: fifteen doors, as he says, and ten million plus in
[33:27] Speaker 1: real estate portfolio across Panama City, Florida at Alabama. Johnny,
