Keep winning! Two-time Emmy and Three-time NAACP Image Award-winning, television Executive Producer Rushion McDonald interviewed Cheryl Taylor Anderson. Podcast: Money Making Conversations Masterclass Host: Rushion McDonald Guest: Cheryl Taylor Anderson, Real Estate Broker (Metro Atlanta) 1. Purpose of the Interview The core purpose of this interview is to educate, empower, and motivate listeners—particularly first‑time homebuyers, renters, veterans, and people of color—to pursue homeownership as a wealth‑building strategy. Specifically, the conversation aims to: • Demystify the homebuying process • Combat fear and misinformation around mortgages • Highlight low‑ and zero‑down payment opportunities • Explain how homeowners can build equity faster • Emphasize real estate as a key tool for generational wealth • Encourage disciplined financial decisions rooted in ownership rather than renting Rushion positions the discussion as a knowledge‑sharing opportunity to help listeners move from renting to owning, especially in communities historically excluded from homeownership. 2. Interview Overview Cheryl Taylor Anderson brings more than 20 years of real estate experience and over $400 million in sales in Metro Atlanta. She works with: • First‑time homebuyers • VA and military families • Move‑up buyers • Luxury clients and institutional sellers Throughout the interview, Cheryl provides practical, real‑world examples—including her own story as a former single mother and homeowner—to ease fear, explain financing, and correct misconceptions about buying a home. 3. Key Takeaways A. Many Renters Can Already Afford to Own One of the central points is that many renters are paying as much—or more—than mortgage payments without building equity. • Rent payments offer no tax benefits • Mortgage payments build ownership and wealth • Homeowners can deduct mortgage interest (unlike rent) Key idea: Many people qualify for ownership but are held back by misinformation and fear. B. First‑Time Homebuyers Have More Options Than They Realize Cheryl explains that many buyers are unaware of: • Zero‑down payment programs • Builder incentives covering closing costs • Opportunities to move into homes with minimal out‑of‑pocket costs In some cases, buyers are only required to bring earnest money, making homeownership far more accessible than expected. C. VA and Veteran Benefits Are Underused Cheryl strongly emphasizes VA loans as one of the most powerful tools for homeownership: • 100% financing (zero down payment) • Ability to ask sellers for up to 6% in closing cost contributions • Certain veterans may be exempt from property taxes • Lower monthly payments overall Veterans are encouraged to use their benefits, even years after leaving military service. D. A 30‑Year Mortgage Does Not Mean 30 Years of Debt Cheryl reframes mortgage timelines by teaching strategic repayment: • Paying bi‑weekly instead of monthly • Adding small extra payments ($50–$100/month) • Reducing both interest and principal faster She uses her personal example of being close to paying off her home early despite starting with a traditional 30‑year loan. E. Homeownership Builds Stability and Community The interview contrasts renting versus owning: Ownership benefits include: • Equity growth • Customization and upgrades • Neighborhood relationships • Security and long‑term stability • A tangible asset to pass to children Even HOA‑managed communities—while sometimes frustrating—protect…

[1:48] Speaker 3: How you doing, Cheryl, I'm wonderful. Thank you for having me.
[1:52] Speaker 2: Well, you know the reason I brought you on the
[1:54] Speaker 2: show because I just I'm all about trying to get
[1:58] Speaker 2: black people or people of color out of a apartments
[2:00] Speaker 2: into homes. And sometimes we're so uneducated because you may
[2:05] Speaker 2: be paying a note on a weekly apartment, a monthly
[2:10] Speaker 2: apartment that you could be paying as a mortgage. Am
[2:13] Speaker 2: I right in having that thought process?
[2:16] Speaker 3: Absolutely, we come across buyers weekly that they tell us
[2:21] Speaker 3: how much they're paying a month, and they could truly
[2:24] Speaker 3: be in a home.
[2:26] Speaker 2: How do you help them?
[2:28] Speaker 3: We have them in a number of ways. We're educating
[2:32] Speaker 3: them on the home buying process from start to finish.
[2:37] Speaker 3: We are out weekly scouring deals for my first time
[2:42] Speaker 3: home buyers. Right now, we've got builders offering zero down
[2:46] Speaker 3: where their lenders are paying closing costs as well as
[2:50] Speaker 3: the builder paying closing costs. So we have been getting
[2:53] Speaker 3: buyers and homes this past year with zero down, zero
[2:58] Speaker 3: closing costs. So first time buyers are able to move
[3:01] Speaker 3: in with just their earnest money.
[3:03] Speaker 2: That's amazing. Why don't they know about that?
[3:08] Speaker 3: I think they're listening to everybody, Okay, everybody.
[3:13] Speaker 2: They sayers the noise, you can't afford that.
[3:17] Speaker 3: Family members, and I would even tell you some of
[3:20] Speaker 3: the apartments and landlords are keeping people in apartments are
[3:24] Speaker 3: really pretty right now. So when you've got a buyer
[3:27] Speaker 3: that have a limited budget, they're weighing their options of
[3:31] Speaker 3: this apartment is giving me all these features this home.
[3:35] Speaker 3: It's not so they're stayed paying that high rent when
[3:39] Speaker 3: they can be building equity and having something to leave
[3:43] Speaker 3: their children, having something to write off on their taxes,
[3:46] Speaker 3: because you can't write off your monthly rental payment, but
[3:50] Speaker 3: because your mortgage payment include that interest, you're able to
[3:53] Speaker 3: write that off. And so I've had parents and grandparents
[3:57] Speaker 3: come in on the first time home buyer is showing
[4:00] Speaker 3: and they're like, what do you think? I don't like
[4:02] Speaker 3: the front door. So now that first time home buyer
[4:05] Speaker 3: has changed their whole mind and idea. When that's something
[4:08] Speaker 3: that could easily be changed, that can be a closing
[4:10] Speaker 3: gift from your payer or grande.
[4:12] Speaker 2: Right by that negative energy, because you know, I've been fortunate,
[4:17] Speaker 2: I've bought Teval Holmes in my life. But I also
[4:23] Speaker 2: think the fact that people see, you know, rent, whether
[4:28] Speaker 2: it's six months, you get caught up in these little
[4:31] Speaker 2: short term and then you see fifteen years and thirty
[4:36] Speaker 2: years mortgages that can be pretty intimidating. How do you
[4:40] Speaker 2: get that past the first time homeowner or a buyer
[4:44] Speaker 2: and their group that comes with them and basically mentoring
[4:50] Speaker 2: them through the process, and they may not have ever
[4:52] Speaker 2: bought a home, they might be lifetime rinners. How do
[4:55] Speaker 2: you get past that fear factor that don't let the
[4:58] Speaker 2: longevity you build an equity versus an apartment, you're building nothing,
[5:04] Speaker 2: You just paying rent.
[5:06] Speaker 3: Absolutely I use myself as an example. I was a
[5:09] Speaker 3: single mom when I bought twenty years ago, and so
[5:12] Speaker 3: I use that example that it doesn't have to take
[5:16] Speaker 3: thirty years. And I give them what the lenders have
[5:19] Speaker 3: given me. So I am a person that constantly strives
[5:23] Speaker 3: to learn education, and so my lenders, when I'm talking
[5:27] Speaker 3: to them weekly, I'm learning more information. So I also
[5:31] Speaker 3: let them know that, hey, your monthly payment is every month,
[5:36] Speaker 3: but it's a way you can shorten that up. You
[5:38] Speaker 3: could pay every two weeks that same amount. You can
[5:41] Speaker 3: also pay an additional fifty one hundred dollars a month.
[5:46] Speaker 3: I am fifty two years old and getting ready to
[5:49] Speaker 3: pay my house off, and I haven't been in it
[5:51] Speaker 3: a full thirty years. We're down to only seventy thousand dollars.
[5:55] Speaker 3: So I use that example.
[5:57] Speaker 2: People, if it's a full month for two weeks, yes, sir,
[6:01] Speaker 2: And what does that do when you do that.
[6:04] Speaker 3: Mad It knocks off interest as well as not your
[6:07] Speaker 3: principle down, and so you can pay your house off faster. Now,
[6:11] Speaker 3: there are quite a few people to tell you if
[6:13] Speaker 3: you don't have the twenty percent down to do fifteen
[6:17] Speaker 3: year mortgage. I always advise my clients against that, because
[6:20] Speaker 3: of course that mortgage on a fifteen year is going
[6:23] Speaker 3: to be more right. So I know with my people
[6:26] Speaker 3: work a lot of times on a strict budget, and
[6:30] Speaker 3: so I tell them to do the thirty year, but
[6:32] Speaker 3: always just pay extra, always pay just a little bit more.
[6:36] Speaker 3: That's what I've been doing.
[6:37] Speaker 2: Now. Reasonly, I'm just bringing Shirrel on the show because
[6:41] Speaker 2: of the fact that I'm really trying to encourage people
[6:44] Speaker 2: to understand I say that early. Let them keep repeating.
[6:47] Speaker 2: Your number one priority should be homeownership, and achieving home
[6:51] Speaker 2: ownership is a lot of different ways you can achieve
[6:54] Speaker 2: a homeownership. Let's talk about I mentioned them in my
[6:57] Speaker 2: intro va and veteran families. What are the opportunities they're
[7:01] Speaker 2: available to them, even though they may know, of course,
[7:04] Speaker 2: you know, you get away from the mittaria four or
[7:07] Speaker 2: five years, you might forget. Those services are still available
[7:11] Speaker 2: to those benefits are still available to you, and you
[7:13] Speaker 2: should use them. Talk about it.
[7:15] Speaker 3: Absolutely, our veterans and veteran families are able to get
[7:19] Speaker 3: via financing, and that is giving them one hundred percent.
[7:23] Speaker 2: So they don't okay, when you say one hundred percent,
[7:25] Speaker 2: what do you mean when you.
[7:26] Speaker 3: Say that one hundred percent finance. So they're coming to
[7:28] Speaker 3: the table with zero down payment, which.
[7:31] Speaker 2: Is amazing, absolutely okay, so just throw out a number.
[7:36] Speaker 2: So house colls four hundred thousand dollars standard standard traditional
[7:42] Speaker 2: down payment.
[7:43] Speaker 3: But will be what with FAHA is three point five
[7:46] Speaker 3: percent and if you go conventional now, conventional offers three
[7:50] Speaker 3: percent up to twenty percent down payment.
[7:53] Speaker 2: Down payment three percent up to twenty percent down payment
[7:57] Speaker 2: if you're a non veteran, right, if you're veteran, zero
[8:01] Speaker 2: zero percent, keep talking, got my ears perch.
[8:04] Speaker 3: Yes, zero down payment. And then what our veterans were
[8:08] Speaker 3: able to ask for closing costs. If you're doing new construction,
[8:11] Speaker 3: builders right now are giving boatloads of incentives. If you're
[8:16] Speaker 3: going resale, we're able to ask the seller for up
[8:19] Speaker 3: to six percent is what they allow our veterans to get. Now,
[8:24] Speaker 3: if our veteran is one hundred percent on their benefits
[8:29] Speaker 3: that they're getting, they don't have property taxes, so now
[8:32] Speaker 3: they don't have an esper account, and that lures their
[8:34] Speaker 3: monthly payment even more.
[8:38] Speaker 2: I am a person who I have no My younger
[8:41] Speaker 2: brother was in the military and he's borne his house
[8:45] Speaker 2: through VA but it almost feels like that's because I
[8:49] Speaker 2: know that that has been used as a recruitment tool
[8:52] Speaker 2: to get people to join the military. But home ownership,
[8:57] Speaker 2: is that being praised enough or what has happened with
[9:00] Speaker 2: our young people? Are they looking to own or Cheryl,
[9:03] Speaker 2: are they just looking to just rent in a beautiful apartment,
[9:07] Speaker 2: a beautiful condo rental or townhouse rental. Where's the mindset
[9:12] Speaker 2: of today's buyer, Cheryl.
[9:15] Speaker 3: It's going to be split. You have some that are
[9:18] Speaker 3: ready for home owner ship, that want to do what
[9:20] Speaker 3: they want to be able to do with their new place,
[9:23] Speaker 3: whether they want to paint, decorated however they want to.
[9:27] Speaker 3: And then you have some I don't want to deal
[9:29] Speaker 3: with the responsibility. I want to just be able to
[9:31] Speaker 3: pick up the phone and call maintenance if I have
[9:34] Speaker 3: an issue. One way we come back that is, hey,
[9:37] Speaker 3: get a home warranty, you pay a fee. You still
[9:41] Speaker 3: do like you do in your apartment or your rental,
[9:44] Speaker 3: just call the number and they send someone out to
[9:46] Speaker 3: take care of it. Do you a recommend absolutely your experience.
[9:50] Speaker 2: And this helped me out because my daughter, I've told
[9:53] Speaker 2: her about that now I se him advertised on TV.
[9:55] Speaker 2: But I don't know. That's what I brought you on
[9:57] Speaker 2: this show. Cheryl absolutely kept my audience understand and the
[10:00] Speaker 2: value of that. What are some of the plans that
[10:03] Speaker 2: you've used or recommended with my clients.
[10:06] Speaker 3: We have set home warranties up where the hot water
[10:10] Speaker 3: tank went out. Wow, you pay that flat fee and
[10:14] Speaker 3: it can range anywhere from maybe fifty dollars to one
[10:17] Speaker 3: hundred dollars. They come in and do a new hot
[10:21] Speaker 3: water tank. I have had clients home inspection passed, the
[10:25] Speaker 3: HVAC system was fine. The day of moving in during
[10:29] Speaker 3: the summer, their HVAC system went out. All they had
[10:32] Speaker 3: due is put that call in, pay that fee and
[10:36] Speaker 3: they were out and back up and running. We just
[10:38] Speaker 3: put a pool in at our house, your own private oasis.
[10:42] Speaker 3: You can't do that.
[10:43] Speaker 2: This is upgrade that house, aren't you. You got to
[10:45] Speaker 2: own that. You got a pool? Boy, I need to
[10:47] Speaker 2: God need to put a drone and just go over
[10:49] Speaker 2: there and see what's going on in your neighborhood. But
[10:52] Speaker 2: that's all you're saying. Once you own, you can upgrade.
[10:55] Speaker 2: You can build to your build it to your own
[10:59] Speaker 2: personal inspects and up the vague.
[11:01] Speaker 3: Absolutely absolutely, Now I did have to get my hoa approval,
[11:05] Speaker 3: but we do have people in the neighborhood with pools,
[11:08] Speaker 3: so that was, you know, a process that we went through.
[11:11] Speaker 3: And we've got our pool and it's not even hot yet.
[11:14] Speaker 3: My husband probably been in the hot to ten or
[11:17] Speaker 3: fifteen times.
[11:18] Speaker 2: You want to say the name Gary, you know he
[11:20] Speaker 2: Garrett on the show.
[11:21] Speaker 3: Now you knowing.
[11:23] Speaker 2: About McDonald's money, make comes in Messcot. Garrett filled out
[11:26] Speaker 2: the documentation and everything. You sitting there taking all the glory. Sure,
[11:30] Speaker 2: but I gotta give gear some look. At least Garrett
[11:32] Speaker 2: dow who I was absolutely.
[11:34] Speaker 3: He listens every day. Just this week he was like, listen,
[11:37] Speaker 3: we gotta listen to the show. I'm always working and
[11:40] Speaker 3: school work, so yes, we have to give him a standards.
[11:45] Speaker 2: I'm gonna ask you about this HS okay, because our
[11:49] Speaker 2: you know, they're good, but I would tell you so
[11:51] Speaker 2: when I got to ask somebody permission to do something,
[11:55] Speaker 2: I wasn't a happy camper. I'm not going lot there.
[11:57] Speaker 2: I understand why I wanted to paint the trim on
[12:01] Speaker 2: my house and I had to go down there and
[12:04] Speaker 2: ask these for permission to paint the trim well, and
[12:08] Speaker 2: they gave it to me, but I felt really salty.
[12:12] Speaker 2: How did you feel when you had to go down
[12:13] Speaker 2: there getting permission to put a pool in your house?
[12:18] Speaker 2: Were you salty about that?
[12:19] Speaker 3: I was. We went through the process. I didn't like it.
[12:24] Speaker 3: But you know, our ho A, you gotta love them
[12:28] Speaker 3: and then you've got to hate them. I tell people
[12:30] Speaker 3: that way. You don't have to worry about a usha
[12:32] Speaker 3: house right next to you. You don't have to worry
[12:34] Speaker 3: about the people parking in the yard. Shop absolutely absolutely,
[12:41] Speaker 3: so you know a lot and we do have people.
[12:44] Speaker 3: I'm not bhinding an ho A, but then you know,
[12:47] Speaker 3: we're scouring for deals and we come across the neighborhood.
[12:50] Speaker 3: They don't have HOA in that neighborhood, and so that
[12:53] Speaker 3: can affect your value when people are coming to look
[12:57] Speaker 3: at home and you don't have a A and they're
[13:01] Speaker 3: not active. People are just doing whatever they want to.
[13:04] Speaker 3: We've seen bobecue grills in the front of the yards,
[13:08] Speaker 3: people having parties. So that ho A is there for
[13:11] Speaker 3: a reason. And we do have a new law that
[13:15] Speaker 3: just came in, so it has restricted and I haven't
[13:17] Speaker 3: read it fully to tell you all the details of HB,
[13:21] Speaker 3: but to say that Georgia have adopted it, so it's
[13:24] Speaker 3: not giving them as much power as they have had
[13:27] Speaker 3: in the past.
[13:28] Speaker 2: Because they house the.

[14:16] Speaker 4: x and Instagram.
[14:17] Speaker 3: I tell people to avoid that a lot of people
[14:20] Speaker 3: get in and don't pay their hoa dues, and the
[14:23] Speaker 3: hoa dues are crucial. If your subdivision have a pool,
[14:26] Speaker 3: a basketball court, it's to maintain all of those. It's
[14:30] Speaker 3: also to cut the grass in the common areas to
[14:33] Speaker 3: make sure when you come home that your neighborhood looks
[14:36] Speaker 3: like the neighborhood that you initially fell in love with
[14:40] Speaker 3: when you bought your home, and so they have expenses
[14:43] Speaker 3: and so paying those HOA dues are crucial. I tell
[14:47] Speaker 3: homeowners to also get involved. We've just recently gone through
[14:51] Speaker 3: the process of getting our pool, have really gotten involved
[14:55] Speaker 3: in our HOA. You know, we would just pay the
[14:58] Speaker 3: monthly and it's not monthly. We pay our annual dues
[15:02] Speaker 3: and that's it. But like we go out of town,
[15:06] Speaker 3: we're telling our neighbors, hey, we're gone watch our house.
[15:08] Speaker 3: We're taking each other's garbage, they're getting packages. So homeownership
[15:13] Speaker 3: is a beautiful thing. I don't think you're gonna tell
[15:15] Speaker 3: your neighbors that your apartment comflet has just had a
[15:18] Speaker 3: package delivery. You probably got to run and get it
[15:21] Speaker 3: before you know somebody.
[15:24] Speaker 2: When did it come in?
[15:25] Speaker 3: Absolutely? Absolutely drinking your liquor. Absolutely, So ho ads they're
[15:33] Speaker 3: there for the good. So I tell people to make
[15:36] Speaker 3: sure that you get involved. That way you can vote.
[15:40] Speaker 2: But let's talk about that, because that's really important when
[15:43] Speaker 2: you're out there buying a home. And if this is
[15:45] Speaker 2: not a negative conversation about hide, but ho ads come
[15:49] Speaker 2: with monthly fees and you have to consider that when
[15:54] Speaker 2: you're buying your home and because that's part of the
[15:57] Speaker 2: overall mortgage. Because of your mortgage, eighteen hundred year HOA
[16:02] Speaker 2: is four hundred a month. That's twenty hundred dollar a
[16:05] Speaker 2: month you have to come up with. So how do
[16:07] Speaker 2: you navigate that with your first time buyers or repeat
[16:11] Speaker 2: buyers with HOA? What what is a sweet spot for
[16:15] Speaker 2: an HOA When you're talking to your to your clients.
[16:20] Speaker 3: That is something that we factor in. Typically, if you're
[16:24] Speaker 3: in a single family home, it's going to be due annually.
[16:27] Speaker 3: There are some subdivisions that break it up by annually.
[16:30] Speaker 3: Sometime they will even break it up into quarter payments
[16:33] Speaker 3: to make it affordable for the homeowners. But if you're
[16:36] Speaker 3: in a condo, that is going to be a monthly fee.
[16:39] Speaker 3: I have talked some of my first time home buyers
[16:41] Speaker 3: out of purchasing condos and instead to go to town
[16:45] Speaker 3: home route because those monthly HOA fees are going to
[16:49] Speaker 3: be just a little I'm less expensive. I have a
[16:52] Speaker 3: client right now wants to be in a high rise
[16:55] Speaker 3: in the city. They want walkability. Her max budget is
[16:58] Speaker 3: seven hundred dollars and SOT the ho A is seven
[17:04] Speaker 3: hundred a month.
[17:05] Speaker 2: And she wanted to do it in a condo, and
[17:07] Speaker 2: she wants walkability, she wants it's seven dollars.
[17:13] Speaker 3: There's a few but she wants to include that into
[17:16] Speaker 3: her payment, which is going to make it hard to
[17:19] Speaker 3: do that. And so you know, ho A does can
[17:23] Speaker 3: go up. So that's that's what makes me absolutely So
[17:27] Speaker 3: that is something that I've been speaking to her about, like, hey,
[17:31] Speaker 3: we might need to drop down to a one bedroom
[17:33] Speaker 3: just so it can be affordable. And there's going to
[17:36] Speaker 3: be some homeowners you can't some buyers that you you
[17:40] Speaker 3: give your advice and then you have to let them
[17:42] Speaker 3: make the decision for themselves. So I was told that
[17:45] Speaker 3: one bedroom is completely off the table.
[17:48] Speaker 2: That's hard to bedrooms two bedrooms. But she also wants
[17:54] Speaker 2: to put these just use the word she as could
[17:57] Speaker 2: be a heat could putting the stipulate here that seven
[18:01] Speaker 2: hundred dollars, that's what the max on the HOA. They
[18:05] Speaker 2: want to include that in a monthly mortgage, which is
[18:07] Speaker 2: another difficult task. But it is a difference home ownerships.
[18:13] Speaker 2: I'm from a standpoint of single family homes and homes
[18:16] Speaker 2: that HOA usually stays stable or increases are really marginal.
[18:22] Speaker 2: They don't scare you, but you can get in these
[18:25] Speaker 2: condo aho's and they can jump and you are like,
[18:30] Speaker 2: you can't afford to say where you're.
[18:32] Speaker 3: At absolutely, And so that's part of the conversation I've
[18:36] Speaker 3: had with her, Like your budget is seven but I
[18:38] Speaker 3: don't want to even take you close to that. So
[18:40] Speaker 3: if there is an HOA increase, now she's over that budget, right.
[18:45] Speaker 2: So that's let me reintroduce everybody to talk because you
[18:47] Speaker 2: given all this great advice out here. Cheryla a seasoned
[18:50] Speaker 2: real estate broker with twenty plus years of experience helping buyers, sellers,
[18:55] Speaker 2: and investors navigate residential real estate with clarity and results.
[18:59] Speaker 2: You've helped yet so far first time buyers, home buyers,
[19:02] Speaker 2: VA military families. I hope you and make sure you
[19:05] Speaker 2: give it out to them. They're hopefully doing that. Let's
[19:08] Speaker 2: talk about the move of buyers. Who are they? Who
[19:10] Speaker 2: are these people to move up by the differences? Who
[19:13] Speaker 2: are these buyers? How do you find them? And how
[19:15] Speaker 2: they find you? Sheryl?
[19:16] Speaker 3: They can they find me all over the place.
[19:19] Speaker 2: That was that was the key to give out the website.
[19:23] Speaker 3: So the website is www dot Cheryl Taylor Real estate
[19:27] Speaker 3: dot com.
[19:28] Speaker 2: Cheryl Taylor real Estate, Yes.
[19:30] Speaker 3: Dot com and Cheryl with the c SO c h
[19:33] Speaker 3: E R y l t A y l O R
[19:36] Speaker 3: and then I'm on TikTok, Facebook and Instagram at Cheryl
[19:40] Speaker 3: sells Atlanta spelled out on all of the platforms.
[19:46] Speaker 2: So how important is that to your business?
[19:48] Speaker 3: It is very important?
[19:50] Speaker 2: Why? Why is that?
[19:52] Speaker 3: It's a way that people get to see us, They
[19:56] Speaker 3: get to see what we do. We're at the closing
[19:58] Speaker 3: table with our clients. I seem very excited, and people
[20:02] Speaker 3: want to feel that. People want to get into that
[20:06] Speaker 3: same position, have that key and be able to say, hey,
[20:09] Speaker 3: I'm a homeowner. And so social media has allowed us
[20:13] Speaker 3: to just Expand I'm.
[20:17] Speaker 2: Gonna tell you something. You you've been doing this over
[20:19] Speaker 2: twenty years now, Yes, sir, you see these TV shows?
[20:25] Speaker 2: What makes you mad about them? What you go?
[20:27] Speaker 3: This?
[20:27] Speaker 2: They need to stop. They need to stop with this
[20:29] Speaker 2: right now. I'm talking to an expert. What are they
[20:32] Speaker 2: doing on these TV shows? I'll be wanting a TV show.
[20:35] Speaker 2: I'll be mad. I said, come on that, you're telling
[20:38] Speaker 2: me these people only looked at three homes first of all,
[20:42] Speaker 2: just three homes and they bought one of them. Okay
[20:46] Speaker 2: in the thirty show, let's start with that with right there, sir, Okay,
[20:53] Speaker 2: the floor is yours.
[20:54] Speaker 3: Yes, that happens very very very very very probably one
[21:00] Speaker 3: percent of the time that the first property that you
[21:04] Speaker 3: see is going to be the one that you purchased
[21:08] Speaker 3: for the show. I think they probably do the top three.
[21:13] Speaker 3: Just recently, me and my husband had that conversation where
[21:16] Speaker 3: we saw at HGTV house Hunters where they were like,
[21:20] Speaker 3: we still have to look some more and you don't
[21:23] Speaker 3: see that, okay, and so we try to have an
[21:26] Speaker 3: in depth conversation where we're every single thing, but once
[21:31] Speaker 3: the buyer gets out there, something else pops up. Hey,
[21:35] Speaker 3: I didn't think about this. Let me add that even
[21:38] Speaker 3: when they're building. I tell people you're not going to
[21:40] Speaker 3: get every single thing in your first home, even when
[21:44] Speaker 3: you build a custom home for the move up buyer.
[21:47] Speaker 3: Once they get in that house, they're going to see
[21:49] Speaker 3: something I should have done that, I should have put
[21:52] Speaker 3: this over here, I should have done that, And so
[21:55] Speaker 3: you're never going to get that perfect house once you're
[21:57] Speaker 3: in there. You just have to make it perfect for you.
[22:00] Speaker 2: Now. Smart homes, yes, I love me some smart homes.
[22:05] Speaker 2: It's tied to an app. Talk about the popularity of it,
[22:09] Speaker 2: and how are new first time buyers dealing with and
[22:13] Speaker 2: then move our buyers dealing with the smart homes? And
[22:17] Speaker 2: do you think that smart homes are popular?
[22:21] Speaker 3: I think they are. I don't like them, Okay.
[22:26] Speaker 2: Right there, Miss fifty, I don't like it.
[22:30] Speaker 3: Yes, I don't use series. So that's one thing we have.
[22:36] Speaker 2: I think Alex only series.
[22:39] Speaker 3: I don't use any of them. My husband, he's got
[22:43] Speaker 3: kitchen and there's one.
[22:44] Speaker 2: Keeper keep a.
[22:47] Speaker 3: Man.
[22:47] Speaker 2: But she said that by that pool put Alexa next
[22:50] Speaker 2: to us.
[22:53] Speaker 3: For some reason. I think they're listening.
[22:55] Speaker 2: And I know, So do you fight with AI? Do
[22:58] Speaker 2: you have AI agents?
[22:59] Speaker 3: What your business are use AI? Are you? Taylor? Taylor
[23:03] Speaker 3: is my aid?
[23:06] Speaker 2: Now I'm really struggling with you. You just skipped the
[23:10] Speaker 2: whole world of technology and landed the AI, But you
[23:13] Speaker 2: can't deal with Alexa serious, Yeah, because I.
[23:16] Speaker 3: Feel like they're listening to me.
[23:18] Speaker 2: They are.
[23:18] Speaker 3: Yeah, I don't like that.
[23:20] Speaker 2: I respect that because they when when you have to say, Taylor,
[23:24] Speaker 2: you have to say Alexa off, seris off. They will
[23:27] Speaker 2: hear everything, all your personal conversations because they're formulating your
[23:32] Speaker 2: personality there creating be able to communicate you in a
[23:34] Speaker 2: certain way. I do agree with that. It is a
[23:37] Speaker 2: tremendous invasion of your privacy if you don't turn it off.
[23:41] Speaker 2: And then the other thing is is it off? Absolutely is?
[23:46] Speaker 2: He didn't listen? How much you when that come on?
[23:50] Speaker 2: I take it off back, Cheryl. You have a right
[23:53] Speaker 2: to be disturbed by ease dropping equipment.
[23:56] Speaker 3: Yes, so I don't like it, but a lot of
[23:59] Speaker 3: builders are. You know, the thermostats are tied to it,
[24:03] Speaker 3: so you're able before you get home to adjust your
[24:06] Speaker 3: thumb stat to make sure it's comfortable for you. Of course,
[24:10] Speaker 3: your security system, the lights, all of that god stuff,
[24:13] Speaker 3: So a lot of them are.
[24:14] Speaker 2: To do your doors. You can turn your doors, which
[24:17] Speaker 2: can be an advantageous. You can turn somebody comes to
[24:20] Speaker 2: your house, you can lock the door, they can come
[24:23] Speaker 2: on in.
[24:23] Speaker 3: Yeah, you can do all of that. So we've just
[24:28] Speaker 3: implement implemented that to our home. I finally got adjusted
[24:33] Speaker 3: to that part of it. But the ALEXA I don't like.
[24:38] Speaker 2: That, no problem. Yeah, Now here's the thing that if
[24:42] Speaker 2: we go through this process and close out this interview show.
[24:45] Speaker 2: First of all, yeah, just recapping the information you give
[24:48] Speaker 2: it about vettermans, the ability to take a thirty year
[24:52] Speaker 2: mortgage and reduce it to twenty five to twenty by
[24:56] Speaker 2: smart smart monthly payments. If it's a monthly that we
[25:00] Speaker 2: all do it, pay it every two weeks and then
[25:02] Speaker 2: every two weeks it's a whole payment, which reduces your interest,
[25:06] Speaker 2: which is what really the goal of getting out of
[25:09] Speaker 2: mortgage is how you reduce your principle so your interest
[25:12] Speaker 2: can be reduced and you can own your home a
[25:14] Speaker 2: lot faster. And then looking at from respective of avoiding
[25:18] Speaker 2: a fifteen year mortgage because you lock or you can
[25:22] Speaker 2: go with a thirty year mortgage and you can play
[25:24] Speaker 2: with that window we're talking about. You actually can turn
[25:27] Speaker 2: a thirty year mortgage into a fifteen year mortgage based
[25:30] Speaker 2: on your proper plant plans and the fact that veterans
[25:35] Speaker 2: can get.
[25:36] Speaker 3: A home with no down payment absolutely.
[25:38] Speaker 2: And in certain situations they don't have to pay property tax.
[25:42] Speaker 3: Absolutely.
[25:43] Speaker 2: And then this is something I've told my daughter when
[25:46] Speaker 2: she buys a home, is these what do you call
[25:50] Speaker 2: these these low policies that you can buy they'll come
[25:54] Speaker 2: in and.
[25:55] Speaker 3: Fix things for your home warranties, Yes, and.
[26:00] Speaker 2: Are they popular?
[26:02] Speaker 3: They are. They are very popular because.
[26:05] Speaker 2: How they make money off of because the monthly fees
[26:08] Speaker 2: is so low.
[26:09] Speaker 3: Well that's the fee to come in, but they can
[26:12] Speaker 3: be a few hundred bucks a year just for the
[26:15] Speaker 3: plan itself. So we add that in and have the
[26:18] Speaker 3: seller pay that for our buyers on resales, and then
[26:22] Speaker 3: once that year is up, then our buyer can go
[26:25] Speaker 3: in and pay for that plan again themself.
[26:28] Speaker 2: Yes, I like you. You look at that for the people, absolutely,
[26:34] Speaker 2: especially first time. If you have some advice for first
[26:37] Speaker 2: time homeowners or home buyers, what would.
[26:40] Speaker 3: It be, child, Do not be afraid. I tell buyers
[26:46] Speaker 3: all the time, and my husband has adopted this. We
[26:49] Speaker 3: talk to buyers where they're willing to pay their landlord,
[26:53] Speaker 3: their apartment complex more than they're willing to pay themselves.
[26:56] Speaker 3: So we just talked to a couple the other day.
[26:58] Speaker 3: It was like, we want to pay two thousand dollars
[27:00] Speaker 3: a month. We were just paying twenty four hundred, but
[27:03] Speaker 3: we don't want to pay that anymore.
[27:06] Speaker 2: So they were to pay an apartment twenty four hundred.
[27:10] Speaker 2: They got an opportunity to go into a home that
[27:12] Speaker 2: they can build equity and all they want to pay
[27:14] Speaker 2: now they want to play less.
[27:16] Speaker 3: Yes, sir, so I tell them all the time, never
[27:19] Speaker 3: be willing to pay somebody more than you're willing to
[27:22] Speaker 3: pay yourself.
[27:23] Speaker 2: For your own personal future. That opportunity to grow one
[27:26] Speaker 2: more time.
[27:27] Speaker 3: Give me that website is www dot Cheryl Taylor real
[27:32] Speaker 3: Estate dot com.
[27:34] Speaker 2: And as we close. You know they always bumps to
[27:37] Speaker 2: the roads in your career. You know, you survived the
[27:40] Speaker 2: two thousand and eight crisis, COVID came along. You survived that.
[27:44] Speaker 2: What makes you a survivor sure in this real estate business?
[27:48] Speaker 3: Well, I had a second generation entrepreneur, and so I
[27:55] Speaker 3: didn't have a choice. As a young black woman. I
[28:00] Speaker 3: had to make sure my daughter ate and had a
[28:04] Speaker 3: sustainable life. And so for me, I had to do
[28:08] Speaker 3: what I had to do. I had to pivot a
[28:10] Speaker 3: little bit. So when the market changed in two thousand
[28:13] Speaker 3: and eight, I started doing vPOS. I got into the
[28:16] Speaker 3: foreclosures because in Atlanta we had foreclosures galore, and so
[28:21] Speaker 3: that was a way that I was able to sustain
[28:23] Speaker 3: a little bit. Doing COVID. We took a hit, but
[28:27] Speaker 3: then the market bounced back because of the interest rate.
[28:30] Speaker 3: So I adjust as much as I can. I'm always
[28:34] Speaker 3: learning right now with the builders given all the incentives.
[28:39] Speaker 3: Every week, I've dragged my husband out to get these
[28:42] Speaker 3: deals and we're telling everybody that we can hey zero down,
[28:47] Speaker 3: zero closing costs. We've got a client we're taking out Saturday.
[28:52] Speaker 3: The builder is given twenty five thousand dollars and incentives,
[28:56] Speaker 3: plus an additional two percent under credit to all the
[28:59] Speaker 3: move up by This is the perfect time to a
[29:01] Speaker 3: bout that thirty five hundred square for the house with
[29:04] Speaker 3: the basement and the suburbs that you want. And so
[29:07] Speaker 3: it's just getting out finding the best deal that I
[29:10] Speaker 3: can find and making sure my clients are very aware
[29:13] Speaker 3: of it and making sure that they can tap into
[29:16] Speaker 3: home ownership which is going to build their wealth.
[29:19] Speaker 2: My friend, thank you for coming on Money Making Conversation
[29:21] Speaker 2: Masket class. You know, I appreciate the honesty. I I
[29:26] Speaker 2: felt like I've talked to a friend here talking about
[29:31] Speaker 2: h's and our frustration but the benefits of an HOA.
[29:34] Speaker 2: But again, the way you communicate is important to not
[29:38] Speaker 2: only first time home owners as a sense of trust,
[29:41] Speaker 2: and I appreciate that trust you brought to my show today.
[29:44] Speaker 2: Thank you, Cheryl Well.
[29:44] Speaker 3: I thank you for having me and Cheryl Taylor real
[29:47] Speaker 3: SAT appreciate you.
[29:50] Speaker 4: Please don't go anywhere. We'll be right back with more
[29:53] Speaker 4: money making conversations.
[29:54] Speaker 2: Masterclass
